Cold Room Parging & Wall
Repair in Toronto

Cold room parging and wall repair involve restoring cement coatings and finishes on cold room and cold cellar walls, typically below-grade concrete or masonry exposed to constant moisture and temperature swings. Toronto Exterior Stucco repairs, re-parges, and refinishes cold room and cold cellar walls across Toronto and the GTA.

Why Stucco

Signs Your Cold Room
Needs Attention

Cold rooms and cold cellars are below-grade spaces that face conditions no other room in the house faces: constant ground-source cold, condensation from warm basement air meeting cold concrete walls, and almost zero airflow. Over time, that breaks down the paint and finish on the walls. If you see any of these, it's time to look closer:

  • Crumbling, flaking, or powdery parging that comes off when you brush it
  • Cracks in the wall finish, especially horizontal cracks at the wall-to-ceiling join
  • White chalky deposits (efflorescence) — a sign that moisture is moving through the wall
  • Condensation or water droplets on the walls or ceiling
  • Musty smell when you open the cold room door
  • Visible mould on walls, ceiling corners, or stored items
  • Damaged or detached vent cover allowing pests, rain, or unfiltered air inside

These signs rarely fix themselves. Cold rooms in Toronto are particularly vulnerable because of the freeze-thaw cycle and Ontario's humidity. What looks like cosmetic flaking is often a sign that the wall is no longer protecting against moisture.

What We Do in a Cold Room or Cold Cellar

Cold room work is a specialty within our stucco trade, distinct from above-grade stucco, as the surfaces are below grade and constantly damp. Here's what we handle:

01

Cold room parging

full removal of failed parging and reapplication of a fresh cement-based parging layer designed for below-grade conditions.

02

Cold room wall repair

patching cracks, repairing impact damage, and restoring sections of damaged wall finish without re-parging the entire room.

03

Cold cellar stucco and refinishing

interior stucco finish to give the walls a clean, uniform surface after repair work.

04

Ceiling restoration

cold room ceilings take the worst of the condensation; we repair and refinish them along with the walls.

05

Vent and seal inspection

we check the existing vent and door seal during the assessment; proper ventilation is part of keeping repaired walls from failing again.

06

Colour and texture finishing

for cold cellars used as wine storage or organized pantries, we apply a clean finish coat in a colour of your choice.

Why Parging Alone Doesn't Always Fix the Problem

Most cold room wall failures in Toronto are caused by moisture, not by the parging itself. If we re-parge a cold room without addressing the cause of the original parging failure, the new coating will fail in the same way, usually within a few seasons.

The vent. A missing, blocked, or improperly placed cold room vent traps moist air inside, which condenses on the cold walls and eats away at the parging. Code requires a functional vent for a reason.
The door seal. Warm humid basement air leaking into a cold room is the single biggest cause of condensation and mould. If the door doesn't seal properly, even new parging will eventually fail.
External water sources. Below-grade water intrusion from a poorly graded exterior, a failed weeping tile, or a downspout discharging too close to the foundation can soak the wall from the outside.

That's why our on-site assessment looks at three things, not just the wall surface:money, and we'd rather
tell you that up front than redo the job under warranty a year later.

Frequently Asked Questions

Cold room parging typically runs $600 to $1,800 for a standard residential cold room, depending on size, the amount of removal needed, and whether ceiling work is included. Larger cellars and projects with significant repair work are quoted separately. We provide a fixed written quote after an on-site assessment.
Sometimes, but not always. If the parging failed because of a missing vent, a leaky door seal, or exterior water intrusion, new parging will fail in the same way. We assess the moisture source during the on-site visit and honestly tell you whether parging alone will solve the issue or if other work is needed first.
Yes, when the old parging is failing. Applying new parging over crumbling material doesn't bond and fails quickly. The standard scope includes removing failed parging, prepping the substrate, and applying fresh layers.
Yes. We apply a clean, cement-based finish in a colour of your choice and can integrate shelf anchors or wine rack mounting points into the wall finish if you let us know where they go before we start.
A standard residential cold room takes one to three days, depending on the size of the space and whether ceiling work is included. Larger cellars or projects with significant repair work may take a week.
Yes. We need clear access to all four walls and the ceiling. Anything left in the room would be coated in cement dust during prep, and we cannot work around stored items.
Yes. Cold room parging work is covered by our written 10-year workmanship warranty. The warranty assumes the moisture conditions that originally caused the failure have been addressed — we discuss this with you during the assessment.
We remove damaged parging that may contain mould growth, but we are not licensed mould remediators. If significant mould is present, we recommend that a remediation specialist handle the mould removal first, and we follow with wall restoration.
